Bookings are subject to the following terms and conditions as agreed to at the time of booking.

  • A contract between you as the customer and the owners will come into existence when payment is received and after acceptance of your booking by made by the owners as confirmation. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

  • A non-refundable deposit is payable at the time of booking. Bookings made less than two months before the arrival date must be accompanied by the full amount of the booking charge.

  • The balance must be paid to arrive no later than two months before the commencement of the booking. If the balance is not received by the due date then the booking will be treated as a cancellation and you will remain liable to pay the balance of the rent.

  • All cancellations must be notified by telephone and / or email. If you cancel your booking more than two months before it is due to start then your deposit will be forfeit. If you cancel less than two months prior to the booking then the full balance remains due and is not refundable.

  • We will attempt to re-book the dates, and following a successful booking, we will refund the balance minus reasonable expenses in obtaining another booking. 

  • We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.

  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your booking. Our liability for cancellation will be limited to payments made to us.

  • The number of persons using the accommodation at any time must not exceed those people at the time of booking and only that number can occupy the property overnight. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

  • Bookings cannot be accepted from persons under eighteen years of age.

  • We the owner reserve the right to refuse a booking without giving any reason.

  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

  • Tenancies normally commence at 3:00pm and guests are required to vacate by 11:00am on the day of departure unless otherwise agreed. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. Guests are asked prior to departure to ensure that left over food is placed in the bins provided and dishes washed.

  • Smoking inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to. 

  • Pets are only allowed in Tamano Lodge and on agreement of the owner, any damage or extra cleaning caused by pets will be at your expense. Owners are responsible for cleaning up after them inside or outside the accommodation.

  • If it is deemed a pet is creating a nuisance or causing disturbance to others, their owner will be asked to remove them from site.

  • Damage - In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

  • Damage to property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found by deduction in your damage deposit.

  • Guests are asked to ensure that doors and windows are locked when the property is unoccupied.

  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

  • Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

  • The customer may in no circumstance re-let or sublet the property, even free of charge.

  • In Tamano Lodge, the internet connection with WiFi is available (at no extra cost) subject to technical availability.  No internet is provided in the Shepherd’s Hut

  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.

  • The Owner accepts no responsibility whatsoever for loss or damage to persons or property arising out of the use of the premises or its facilities. The management shall not be liable for any loss, damage or theft from or to a vehicle or hire unit

  • For safety reasons the flying of model aircraft and kites or use of fireworks is prohibited.

  • Noise must be kept to a reasonable level at all times so as not to disturb the enjoyment of others. Please keep noise to a minimum after 10p.m.

  • All inventory must remain in the property it was in at arrival and not be taken to another property.

  • Guests using the hots tubs must abide by all of the hot tub safety rules.

  • It is the responsibility of parents and guardians to ensure children are supervised at all times whilst on the farm and around the farm buildings, ponds and streams. Children are not the responsibility of Tamano Farm and cannot be held responsible or in any way to blame should any harm befall them or anyone else in your party.

  • We reserve the right to terminate a booking without compensation where the unreasonable behaviour of the persons named on the booking or their guests may impair the enjoyment, comfort or health of others.

  • Any problem or complaint which the customer may have concerning their booking must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/our representatives at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

  • This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Vehicles and their contents are left here entirely at owners or drivers risk. Management do not accept responsibility whatsoever for any loss or damage to vehicles or their contents either on site or on any land of Tamano Farm, including the access routes.

Hot Tub Use- Terms and Conditions

If using an outside hot tub or sauna, you do so at your own risk.  By using either you agree to the following:

  • Only enter a hot tub or sauna after showering to maintain good hygiene

  • An adult must accompany anyone under 18 years of age at all times

  • Glass or sharp objects are not to be allowed in the hot tub area or sauna

  • Sauna sessions should be limited to a maximum of 15 minutes at a time

  • Do not use a hot tub or sauna under the influence of alcohol or drugs

  • Consult your doctor before using the hot tub or sauna if you are receiving medical treatment or have a long-term illness, or pregnant

  • It requires 2 people to remove or replace the hot tub cover, do not attempt to do this alone, as any damage will be charged for.
